Direct answer

## The short version

A soft pull (soft inquiry) is a credit check that does not affect credit scores and generally isn't visible to other lenders. A hard pull (hard inquiry) usually happens when someone applies for credit, can lower scores slightly, and is visible to other lenders. Both should only happen with the consumer's permission.

Myth to drop

## “Soft pull” doesn't mean “light data”

Many agents assume a soft pull gives a thin, partial picture. With QLFI, an authorized soft pull returns a full tri-merge mortgage credit report: scores, tradelines, balances, payment history and report alerts across all three bureaus.

- Scores from all three bureaus
- Account balances and monthly payments
- Derogatory items and report factors
- Preliminary buying power and program matches

## Where each pull usually happens

- 01
  ### Lead comes in
Buyer fills out a form, signs in at an open house or replies to an ad.

- 02
  ### Soft pull with QLFI
Buyer authorizes; QLFI returns the tri-merge report and preliminary buying power. No score impact.

- 03
  ### Agent routes the lead
Ready buyers to an agent and lender, others to credit resources or nurture.

- 04
  ### Lender application
When the buyer formally applies, the lender may run its own hard pull.

- 05
  ### Underwriting
The lender verifies income, assets and the property before any final decision.

## Comparing lenders without fear

Buyers often avoid talking to lenders because they think every conversation drops their score. Many scoring models count multiple mortgage inquiries in a short shopping window as one. The exact window depends on the scoring model, so buyers should confirm with their lender.

## How to explain it to a buyer

Before the check

“This is a soft credit check, so it won't affect your score. It only runs if you say OK.”

If they hesitate

“No problem. It's your choice. It just helps us know what price range makes sense before we tour homes.”

About the lender

“When you formally apply, your lender may run their own check. That's a normal part of their process.”

Conversation aids only, not legal language.

## What not to promise

| Don't say | Say instead |
| --- | --- |
| “A hard pull will drop your score X points.” | “A hard pull can lower scores a bit; the effect varies.” |
| “This check means you're approved.” | “This is a preliminary picture, not a lender approval.” |
| “The lender won't need to pull credit again.” | “Your lender may run their own check when you apply.” |
| “We don't need your permission for a soft check.” | “We only run this with your authorization.” |

## Common questions

### Does QLFI's credit check affect the buyer's score?

No. QLFI uses a soft pull, and soft inquiries do not affect credit scores.

Source: CFPB: what is a credit inquiry? (https://www.consumerfinance.gov/ask-cfpb/what-is-a-credit-inquiry-en-1317/)

### Does a soft pull mean no permission is needed?

No. QLFI requires the buyer's authorization on every run. No authorization, no check.

### If it's a soft pull, why is it a full tri-merge report?

Soft vs. hard describes how the inquiry is recorded, not how much data comes back. QLFI returns a full tri-merge mortgage credit report from a soft pull.

### Will the buyer's lender still run a hard pull?

Possibly. When a buyer formally applies, a lender may run its own hard inquiry. That's the lender's process, not QLFI's.

### Can other lenders see a soft pull?

Soft inquiries generally aren't shown to other lenders reviewing the report. Hard inquiries are.

### How much does a hard pull hurt a score?

It varies by person and scoring model. Often the effect is small and temporary, but no one can promise a specific number.

### What about shopping several mortgage lenders?

Many scoring models treat multiple mortgage inquiries within a short shopping window as a single inquiry. The window length depends on the model, so buyers should ask their lender.

### Can the buyer say no?

Yes. Without authorization, no check runs. They can still speak with a lender directly.

### Should an agent ever pull a buyer's credit themselves?

Agents shouldn't run credit outside a compliant, authorized process. QLFI provides the authorization step and the permissible-purpose workflow.
