Pre-qualification vs. pre-approval: what agents should understand
Both are early, non-binding stages. What differs is what the lender reviewed, and lenders don't all use the words the same way.
QLFI is not a lender. Results are preliminary and subject to lender verification and approval.
Neither is a loan approval
Pre-qualification is usually a lighter look. Pre-approval usually means the lender reviewed more. But the label alone tells you little: read what was checked.
What each stage actually reviews
| Stage | Information reviewed | Who evaluates | Limitations |
|---|---|---|---|
| QLFI preliminary assessment | Authorized soft pull: tri-merge credit, estimated buying power, program matches | QLFI software | Not a lender decision; subject to verification |
| Lender pre-qualification / pre-approval | Varies by lender; may include credit, income and asset documents | The lender | Terms vary; conditional |
| Underwriting & funding | Full verification, appraisal, final conditions | Lender underwriter | Final decision |

When
Recent date and expiry.
- 03
What
Amount and program.

Common questions
No. Lenders use them differently. The CFPB notes a pre-approval letter isn't always more reliable than a pre-qualification letter.
Who issued it, the date, the amount and program, and what the lender actually reviewed (credit, income, assets).
Before any lender: a preliminary assessment from an authorized soft pull. It's not a lender pre-approval.
Yes. Any preliminary stage can change after full underwriting, appraisal and verification.
