Soft pull vs. hard pull: a credit check guide for agents

A soft pull doesn't affect credit scores. A hard pull can. Here's what each one is, when buyers will see them, and how to explain it clearly.

QLFI is not a lender. Results are preliminary and subject to lender verification and approval.

Direct answer

The short version

A soft pull (soft inquiry) is a credit check that does not affect credit scores and generally isn't visible to other lenders. A hard pull (hard inquiry) usually happens when someone applies for credit, can lower scores slightly, and is visible to other lenders. Both should only happen with the consumer's permission.

Myth to drop

“Soft pull” doesn't mean “light data”

Many agents assume a soft pull gives a thin, partial picture. With QLFI, an authorized soft pull returns a full tri-merge mortgage credit report: scores, tradelines, balances, payment history and report alerts across all three bureaus.

  • Scores from all three bureaus
  • Account balances and monthly payments
  • Derogatory items and report factors
  • Preliminary buying power and program matches

Ready buyers to an agent and lender, others to credit resources or nurture.

  4. 04

    Lender application

When the buyer formally applies, the lender may run its own hard pull.

  5. 05

Comparing lenders without fear

Buyers often avoid talking to lenders because they think every conversation drops their score. Many scoring models count multiple mortgage inquiries in a short shopping window as one. The exact window depends on the scoring model, so buyers should confirm with their lender.

How to explain it to a buyer

Before the check

“This is a soft credit check, so it won't affect your score. It only runs if you say OK.”

If they hesitate

“No problem. It's your choice. It just helps us know what price range makes sense before we tour homes.”

About the lender

“When you formally apply, your lender may run their own check. That's a normal part of their process.”

Conversation aids only, not legal language.

Common questions

No. QLFI uses a soft pull, and soft inquiries do not affect credit scores.

Source: CFPB: what is a credit inquiry?

No. QLFI requires the buyer's authorization on every run. No authorization, no check.

Soft vs. hard describes how the inquiry is recorded, not how much data comes back. QLFI returns a full tri-merge mortgage credit report from a soft pull.

Possibly. When a buyer formally applies, a lender may run its own hard inquiry. That's the lender's process, not QLFI's.

Soft inquiries generally aren't shown to other lenders reviewing the report. Hard inquiries are.

Source: CFPB: what is a credit inquiry?

It varies by person and scoring model. Often the effect is small and temporary, but no one can promise a specific number.

Many scoring models treat multiple mortgage inquiries within a short shopping window as a single inquiry. The window length depends on the model, so buyers should ask their lender.

Yes. Without authorization, no check runs. They can still speak with a lender directly.

Agents shouldn't run credit outside a compliant, authorized process. QLFI provides the authorization step and the permissible-purpose workflow.
